Job description
1. 職務職責 (Responsibilities) 1) 潛在物流中心租賃物件評估 • 根據 Coupang 的營運模式、內部政策及設施需求，評估物流中心是否符合實際運營需求。 • 執行現場盡職調查（Due Diligence）及場勘工作，包括： • 確認現場竣工狀況（As-built Condition）與設計圖說是否一致，評估整體維護狀況，以及租約到期時是否有復原需求。 • 審查設計圖說，確認是否符合 Coupang 營運需求，並識別潛在法規或法律風險。 • 核實建築主要規格，評估建築系統狀況，包含是否需要維修、補強或設備汰換。 • 評估物流作業所需淨高（Clear Height）是否充足，以及夾層貨架（Mezzanine Rack）與棧板貨架（Pallet Rack）設置的可行性。 • 評估物流車輛動線規劃，包括園區進出動線、大型貨車迴轉能力、停車坡道及裝卸貨月台區域。 • 審查設施容量及設備狀況，包括物流設備、冷藏及冷凍系統，並判斷是否需要升級或更換。 • 檢查倉庫地坪狀況、滲漏水問題及可見結構狀況，包括結構裂縫及不均勻沉陷等情形。 • 編製缺失改善清單（Punch List）（適用於新開發物件或有需求時），涵蓋營運需求（如保全、安全、容量等）、各區域／工項／系統缺失，以及法規遵循事項。 • 與房東、租賃管理公司（LM Company）及相關內部部門進行協調與溝通管理。 2) 新物流中心開發專案管理 • 制定物流中心開發計畫，包括專案時程及預算規劃。 • 整合 Coupang 營運需求（Operational Requirements, OR），並納入設計規劃，管理設計及申請許可流程。 • 審查及管理設計方案，確保符合營運及業務需求。 • 協調並管理各類許可、核准程序及法規遵循相關議題。 2. 任職資格 (Qualifications) • 大學學士以上學歷。 • 具物流中心設計、施工或開發相關經驗。 • 具 10 年以上建築、結構工程、機電工程（MEP）或相關領域工作經驗。 • 具備優秀的跨部門協作及外部合作夥伴溝通協調能力。 • 能適應快速變動、高敏捷度及高度協作的組織文化。 3. 加分條件 (Preferred Qualifications) • 具備常溫物流中心及溫控物流中心（冷藏／冷凍倉儲）之設計、施工及開發豐富經驗。 • 具備大型建築開發案之執照申請、政府審查及許可管理經驗。 • 持有建築師、技師（Professional Engineer）或其他相關專業證照者佳。
